Septic Inspections

Description

Why do you need a septic inspection?

Septic system inspections are essential when buying a home. Knowing the septic system is healthy and in good working order in a home you are considering buying, can save you many thousands of dollars down the road. Knowing the septic system is not healthy can also provide leverage on buying price given the need to correct the issue, and that replacing septic systems is expensive.

Having an inspection done by an accredited inspector is important. You want to trust the results of the inspection and know that it is free from self-interest. All Out Home Inspection is a Licenced Septic Installer in Ontario. You can trust our professional assessment of your septic system. However, if we test your septic system, we DO NOT quote on remedies if issues are found. You will need to engage another firm to resolve any issues found. Our inspection tests are trusted in the real estate industry and our practices and reporting are free from conflict of interest.

What you can expect during your septic inspection:

When All Out Home Inspection does a septic inspection, we bring all the tools and items required. Some inspectors expect you to locate and dig up the septic tank lid. All Out Home Inspection is a full-service inspector that will locate your septic tank, dig up and expose the lid and perform the test with our hose, not yours. Our goal is to make the inspection as easy for the homeowner as possible and to return the lawn as close to its original state as possible.

Once the septic tank is open, we will visually examine the tank, its components and plumbing. We will gauge the level of effluent. Next, we perform a load test. We use our hose connected to your water supply, and insert it into the outlet pipe of the tank, and perform a 30-minute hydraulic load test. This simulates 20% of the daily design flow load in 30 minutes. If the system cannot take the load - i.e. the water fails to leach into the ground - then the septic system has failed the load test and plans to replace it should be made.

If we have any concerns during the hydraulic flow test we will take core samples or will dig inspection holes in the leaching bed. These samples will reveal the quality of the leaching soil and its ability to drain as originally designed.

All Out Home Inspection does septic inspections year-round. When the ground is frozen, we employ an electric jackhammer to break the ground. All Out Home Inspection is unique in the Brockville and surrounding area that does septic inspections in winter when the ground is frozen solid.

Once the test is complete, we will replace the tank lid, backfill the hole and replace the sod and tidy up the area as well as possible. We do not leave a mess for someone else to clean up. We are respectful and courteous and always do the best job possible.

The result of the septic inspection test is a comprehensive written report that is provided to you by 8 am the next day. Your septic Inspection Report is a trusted and respected document in the real estate industry and you can trust it as well and may use it to your advantage when negotiating terms on a new home.

In conclusion, if you are buying or selling a home with a septic system, an inspection is very important. You will want the best to do the inspection, and All Out Home Inspection is Brockville's leading septic inspection firm. Call us today to schedule a visit.
